Energy Manager - In-house

Lewis Davey is delighted to be supporting a FTSE 250 Property Investment and Development Company as they look to recruit an Energy Manager to support the business as they move towards net-zero carbon.

 

This is an excellent role. Reporting to the Head of Property Services you will join a highly respected business that is nimble and entrepreneurial where you will be empowered to reduce energy spend and carbon emissions across the property portfolio.

   

With £2.6 billion of real estate consistently largely of office and retail in central London, the Energy Manager will have the opportunity to drive energy and carbon reduction across the property portfolio and will feed into the design and new and refurbished properties from a sustainable design perspective.

 

As the Energy Manager, you will be responsible for ensuring that all buildings owned and managed by the Group are supplied by the relevant utilities on appropriate contracts, and that occupiers bear a fair proportion of these contract costs. Part of this process will be the competent management of an outsourced provider who create the recharge schedules for all buildings.

You’ll also play an active role in the sourcing, migration, and commissioning of an automated M&T system.

The Energy Manager will provide utilities budget figures to the Occupier Services managers for input into their service charge budgets at least 30 days prior to the scheduled sign-off date.

As the Energy Manager, you will be required to provide quarterly updates on the progression of energy reduction projects to the Sustainability Committee/Sub-Committee meetings.

The successful candidate will work closely with the Sustainability team, providing any and all data (including utilities usage) required for reporting purposes for indices such as GRESB, CDP and REEB in accordance with the agreed schedule of deliverables.

What’s more you will provide input on capital works programmes for improving building energy intensity, and as guardian of all energy data, will be instrumental in helping the business achieve their goal of becoming net zero carbon by 2030.

Manage utility contracts

The Energy Manager will be the main point of contact with our clients energy broker for the retendering of energy contracts. You will ensure that utilities are provided to each of the Group’s buildings on suitable contracts to ensure that both the business and their property occupiers benefit from appropriate prices, and that payment terms are in line with practice. You’ll ensure that utilities invoices are paid in accordance with payment terms and allocated to the correct property and charge codes. For the avoidance of doubt, all utility contracts should be certified as 100% green energy as a minimum as well as equalising annual usage with new renewable energy production included as part of the qualifying criteria.

The Energy Manager will ensure that utility supplies are cancelled or transferred as appropriate when properties are bought, sold, occupiers vacate (on lease expiry) or take occupation (new lease).

Where properties are due for major refurbishment or redevelopment, the Energy Manager will liaise with Building Surveyors, Project Managers and the Head of Projects to ensure that meter and supply removals are arranged in a timely fashion, and that new supplies are installed correctly.

Maintain energy database

The Energy Manager will ensure that accurate and up to date records of utility supplies are kept, including landlord and occupier meters. The Energy Manager will ensure, via the OSMS, that meter readings are taken regularly, inputted correctly, and any clear discrepancies or anomalies are addressed.

Energy recharging

The Energy Manager will oversee the recharging of electricity by the Accounts Team and will ensure recharges supplied by our outsourced provider are accurate prior to passing them to the accounts team. Energy recharging is required for all multi-let buildings where occupiers’ consumption occurs ‘downline’ of a main energy meter. This should be actioned at least quarterly.

The Energy Manager will ensure that the appropriate sub-metering systems are in place to measure occupiers’ energy use in multi-let buildings, so that energy use can be recharged accurately. The Energy Manager will liaise with Building Surveyors, Project Managers and the Head of Projects to ensure that the appropriate sub-metering systems are installed in new refurbishment or development projects.

Energy reporting

The Energy Manager will ensure that the Group’s energy consumption is measured accurately and reported in accordance with best practice and legislative guidelines. You will analyse energy usage data in consultation with the OSMs to establish trends and to help identify opportunities for improving energy efficiency. The Energy Manager will also identify the potential for installing sub-metering and smart metering systems in order to improve the quality of energy measurement and reporting.

Energy Legislation

The Energy Manager will ensure that Energy Performance Certificates and Display Energy Certificates are available at all Group buildings and displayed (where necessary).

You will ensure that the EPCs and DECs are kept valid in accordance with legislation by amending them following any material changes to any of the buildings and following the implementation of any appropriate recommendations.

You will ensure compliance with other energy regulations, as appropriate, for example the Energy Savings Opportunities Scheme.

Sustainability

The successful incumbent will work closely with the sustainability team to ensure that energy consumption and carbon emissions are reported accurately and in a timely manner to support the annual reporting process.

Training

The EM will keep abreast of current legislation in the energy arena. This may involve attending courses/seminars as appropriate.

Person Specification

Critical skills:

-              Proven experience working as an energy management professional

-              Experience within the property/facilities/construction sectors is preferential

-              Strong demonstrable organisation skills

-              The ability to handle a large and varied workload.
